SalinaSand

The plot on which SalinaSand is sited is situated to the West of St. Maria and adjoins SalinaSea to the South. In the immediate vicinity, both to the East and the West, there are no buildings.

General Description

SalinaSand occupies a part of the plot with an area of 26,472 square meters. It comprises 316 accommodation units with a 5 star rating.

There are no existing buildings or other structures within the site.

This block consists of two adjoining buildings in the shape of an E, linked by the central “arm” of the E at the ground level. The reception is located in this arm and the other arms, to the North and to the South, will have two small concierge areas supporting users entering and leaving the building. The building is almost entirely three storeys high, matching the other buildings being constructed along the same line of tourist development. It is raised from the ground in order to avoid problems arising from the minute distance between the thin surface of soil and the water table.

The shape of the building creates two large external spaces, one designed for private use and the other for public use, separated by a central reception area. The space designed for private use contains several facilities for the exclusive use of the residents of SalinaSand, such as swimming pools, wet bar and large expanses of shallow water. The public space incorporates a series of commercial areas designed to be open to public use and management.

Functional Organization

SalinaSand comprises 316 accommodation units, 32 2-bedroom, 170 1-bedroom and 114 studio flats. As mentioned, the building is characterized by two distinct wings, at right angles to the water line, one to the East and one to the West, linked perpendicularly by a further central wing. The latter allows for the creation of two external spaces, one to the north and another to the South, the first designed to be used exclusively by the residents and the second, designed for public use by the inhabitants of St. Maria.

Ground Level

At ground level and in the central area of the building are the entrance atrium, reception/concierge area and back-office, lounging and reading areas, spaces for art exhibitions and shops. To the North is a porters area, a spa, restaurant, esplanades, bar, outdoor swimming pool, wet bar and shallow water pools, as well as stair and lift access to the higher levels, aligned with the restaurant and bar. To the South we have several commercial areas supported by facilities such as large esplanades, an outdoor stage for live performances, lounging areas, the whole landscaped and furnished with water pools and fountain features.

At this level there are also accommodation units, three of which are purpose built for wheel chair users. Two wheelchair accessible public lifts are also provided, serving each of the arms perpendicular to the sea.

Service staff have a dedicated service shaft containing stairways as well as lifts, one in each arm, linking the half basement to the other levels.

Level 1

Accommodation units and one restaurant mostly take level 1 with an outside veranda for use as a small esplanade. Small outdoor and indoor lounging areas have been planned all along the corridors giving access to the apartments.

Level 2

Level 2 is very similar to Level 1, featuring an outdoor Bar with Jacuzzi pools, esplanade with views to the inside of the development, over the restaurant on the level bellow. Access to the roof is through external staircases located at the top of each of the blocks perpendicular to the West and East wings.

Half basement level

All service areas are grouped at this level: kitchen, dining rooms, separate toilets and changing rooms for both sexes for use by staff, maintenance workshop, laundry room, recycling bins, rubbish bins, technical rooms, storage area, as well as 3 water tanks two (one in each wing) with sufficient capacity to provide temporarily for service needs should the normal water supply fail and a further one, for fire brigade use.

Public toilets are also provided at this level to service the atrium, reception/concierge and bar and further toilets serve the commercial areas accessible from the outside. 37 open air parking spaces are planned to accommodate cars and 4 spaces for tourist coaches.

Disabled access

Some of the measures we have taken to support users with physical disabilities include: Wheelchair accessible public lifts;

  • 3 wheelchair accessible one bedroom apartments at level 0;
  • Public toilet facilities (1 for each sex) at level 1;
  • 3 parking spaces for wheelchair users.

Fire risk

The design of SalinaSand conforms to the requirements of current fire safety legislation regulating the building, fitting-out and operation of the hotel industry.
